Up here in Ontario with the landlord-tenant act, the tenant is top
dog. My 70 yr old mother-in-law, lost 4 months of 2nd floor rent
before we could legally asap get rid of a non paying tenant.
And just like any other rent control jurisdiction, Toronto has 0
vacancy rate (ie no freedom for tenants to move, but lots of
rules, tribunals, key money etc) and a fast deteriorating
apartment stock. One lady was in the news when she got a party
animal tenant from hell, handled it a little wrong (ie banged on
the tenants door and yelled some threats) - she got a restraining
order keeping her out of her own house.
