While I think that a tankless setup would be ideal from a future standpoint,
should I ever install a bathroom out here, at $600 to $1000, it's cost
prohibitive at this time.

Flounder, when I come over this weekend, I'll poke a hole in the back wall 
and stick a transmission funnel through it.   You'll get your bathroom and 
it won't cost anywhere near $600 to $1000.
