Doug, Brad, list. I think figured it out. I double checked the slope. Yup, 28 inches from house to ditch. But when I got to thinking about it something dawned on me. I see the pipe as it comes out of

You could always put in an automatic vent at the top of the pipe outside the wall. That would allow any water in the pipe between the vent and the ditch that is not below the outlet end of the pipe
