Gas (petrol NOT unleaded use leaded its got less benzine in it to mutate you)
is ideal so long as you don't get it near any tarmacadam/bituminous surfacing!
I once cleaned a 'box out on a driveway using 6 gallons of leaded, OK until i 
tried to raise a car on the same surface using a trolley jack.....the car 
stayed put and the jack made an escape bid for China.....the petrol had 
removed all the binder from the tarmac and left rubble.

Why can't you power wash it then disperse the water using the gasoline, if you
are going to rebuild it the lack of lube left after the steam clean won't 
matter just some (WD40/spray water displacer) would stop the rot!
