If it is not an exact calculation of what he has in it here's my guess.
It is an "anchor price" as defined by Chris Voss, an FBI negotiation expert
and author of Never Split the Difference. It tells you that he has worked
out the value/price calculation to the last penny and should elicit a
response that starts a buyer at a higher price, or to just say, "that's
fair", I'll take it.
