I deal with these daily, although not a lawyer. Here's a place to start,
with general info:

In essence there is a grantor and grantee. The grantor deeds away all
interest in real property, generally, which includes all improvements on
said property, in general. Be aware that anyone can be a grantor on a QCD;
there is no requirement that that person actually has a legal interest in
said property. As usual, buyer (grantee) beware. If more specific info is
required, see a lawyer.
