Which is why the housing market here in GA and the southeast has gone nuts the last few years (also because of the typical reasons, low int rates, etc) but LOTS of folks coming from the north, coming down here to get a new job and bringing lots of equity with them.  Has driven prices soaring.  Sell a $400k house in NY/NJ/PA/CT/MI, etc, come down here get one for $250k that's 2x as big, $1400 yr/ taxes, and pocket the rest.  Happens all the time.  

The last track day at road atlanta I was chatting with all the guys in my run group.  I think 1 guy actually grew up around Atlanta (along with me).  EVERYBODY else was from CT, NY, PA, MI, OH, etc.  Same story, transferred down, doing the same job, making almost the same pay, living for way less.  Most commented they don't miss the winters either ;)
