As a probate lawyer I can warn you to be sure the person signing the title
transfer is actually empowered to do it. If the title owner is deceased and
if you are dealing with a court empowered executor [personal representative]
that is the best. In that case he or she will be able to give you a copy of
the court authorization [usually called "Letters Testamentary" or "Letters of
Administration"]. In some smaller estates or in case there is a trustee
there are other evidences of authority. Don't just take their word for it.
If in doubt get legal advice.
