Given the description, sounds like a fair price. But more importantly, since
you are losing sleep over it, it would appear that you think so as well.
What will it take to get it driving? Sounds like maybe some time, and minor
bits. The interior can be done over time, and for under $1000. Add
everthing up, and it sounds like you are in an excellent car for under $4500.
Check out the price of original owner, excellent condition cars, and you'll
see you're in the ball park, if not slightly ahead.
