WOW!  What a deal!  I don't think you could have scripted a story  any 
better.  Looks like Car talk, meets and the grease monkey will have to  wait, 
you 
guys (and Gal) have some work to do.
 
I've been in this house 13 years and have not done anything to my  
"el-natural" back yard.   I'm going to encourage my neighbor to  bulldoze his 
place!  
What is the best way to approach this?
