Mike,

Sounds to me like a rubber gasket sandwich will last about 15 years.  I
don't know how old you are, but that would just about do it for me.  As a
hint,  the cloth reinforced, flat, black rubber faucet washers are immune to
MTBE and gas.   Might go 16 years.
