Frank,

I am sure you saw the post on the source for grease.  The failure you
are experiencing is probably that shaft seal to the piston.  A re-sleeve
of just that bore is said to allow a tighter squeeze on the replacement
shaft seal.  I'd also check the shaft for scratches or wear.
