The condensation is normal. Especially in colder weather, and almost
anytime on cold startup, even in summer, there is some as the hot moist
air hits the cold pipes. You probably notice it now just because you are
looking to sell it and paying attention? (good for you trying to solve
some problems and not just foist them off on the next owner!)
Since you are not driving it regular anymore, there is probably a little
build-up of carbon and other stuff in the pipes. I doubt it is oil.
Is the leak a HUGE puddle under the car? Or just a few drips? If so,
try putting in and running the Valvoline MaxLife oil. It really slowed
down a leak in my '89, and stopped leaks in Bill Staib's 89. A big leak
that drips while running could be the oil pressure sensor on the back of
the block, or the oil level sensor on the pan. Either one will get a
LOT worse quickly, and both are easy to solve.
