I sealed my new concrete floor with a two part epoxy type paint
sold by Sears.  It is great, however, it does have one problem.
It's as slippery as ice when it gets wet.  I should have used
some fine sand in the final coat to de-slip it! Live and
learn......

As for existing stains, soak them real good with TSP and then
cover with some kitty litter.  You can get most stains out with a
couple of treatments.
