The atmosphere, ambient temp, sunlight, ozone... will eventually harden them
and prevent the tire rubber from flexing properly resulting in delamination.
I say this from personal experience.
Recent tire industry publications also talk about nitrogen inflation has 
helping prolong tire life.  Might be a good thing for trailers.
