You may want to consider finding the most popular home inspector in the area
(the one that the eventual selling realtor will probably steer his/her buyer
toward), pay the $400, and get your own pre-emptive inspection done. If
nothing else, you can exclude a bunch of stuff from the sale that buyers
love to try and nickel-and-dime you for later on.

We're selling this house when we move to the new one.  It's too nice to rent
out...no one would take care of the inside enough to make it viable.  It
hasn't
moved a millimeter since 1999 when I fixed the foundation.  But I don't want
to sell
it to anyone I know, since if it isn't watched like a hawk, it will start
shifting
again, and I won't be responsible.  It's fixed, so I don't mind disclosing
the
facts....but it's gotta be taken care of, or it will become the Titanic
again (like
all the houses on this street).
