Easy one.  Buy the flat, then rent out a room to
someone who paints cars for a living. Swap him
a month (or two) rent for a paint job. Let him
wait until he gets a car in whose color you want,
then he can paint both at once.  Better yet, find
a roommate painter that's a she. :-)
